Our Proposals

As you may be aware, Fairview originally brought forward proposals for the redevelopment of the Garston Bus Garage site in 2019. As part of this process we held a public consultation and met with local stakeholders and residents. Whilst this application was ultimately unsuccessful, during it we learnt that almost three quarters of residents who responded to our pre-application consultation agreed that the site was suitable for residential development. In addition to this, more than 85% of respondents noted their support for the development of brownfield sites over greenfield land. However, we also recognise that concerns from residents and stakeholders related to our original proposals, such as those around scale and massing.

Based on this feedback, we have been working hard to develop revised proposals for the site. We have taken note of the comments on the previous application, and our new proposals currently comprise:

    • 30% reduction in unit numbers from the last scheme, with 127 mixed size apartments
    • A revised layout providing a better transition to neighbouring properties and a reduction in heights, with buildings further set back from St Albans Road
    • 94 car parking spaces for residents
    • Green linkages and pedestrian access to the neighbouring Garston Park and semi-private green space between the central residential blocks
    • Rejuvenation of a brownfield site whilst respecting its history and architecture
    • Excellent sustainability and energy efficiency credentials in line with the requirements of the emerging Local Plan.
